Planning HVAC, Plumbing, and Electrical Work for an Addition or ADU
An addition or accessory dwelling unit brings several systems into the same limited space. Heating and cooling equipment needs a route. Plumbing needs pitch, venting, water supply, and fixture locations. Electrical work needs panel capacity, circuits, controls, lighting, and space for future service.

Bring the trades in before framing is complete
Early planning gives the team more options. A beam, stair opening, cabinet layout, large window, plumbing stack, duct, or electrical panel can compete for the same path. Solving those conflicts on the drawings is cleaner and less expensive than moving finished work.
The starting information should include floor plans, intended room use, insulation and window details, fixture locations, appliance choices, and the construction schedule. Equipment selections do not all need to be final on day one, but the space and routes must be realistic.
HVAC decisions
The heating and cooling plan should account for the new space rather than assuming the existing system has extra capacity. A Home Comfort Advisor evaluates the addition, existing equipment, distribution system, zoning, electrical requirements, and how the new area will be used.
Options may include extending a suitable ducted or hydronic system, adding a ductless mini split, installing a separate ducted heat pump, or designing a larger replacement system for the combined home. The best answer depends on the building and project scope.
Plumbing decisions
Bathrooms, kitchens, and laundry areas should be located with the drain, vent, and water-supply routes in mind. Fixture choices affect rough-in dimensions, valve requirements, hot-water demand, and finish coordination.
For an ADU supplied from the main house, the design may include interior piping and selected exterior piping between the buildings. The excavation or septic contractor can bring the approved piping into the basement, and our plumbers complete the connected plumbing from that point as the project requires.
The team should also determine whether the existing water heater, well tank, water service, and drain arrangement can support the added demand.
Electrical decisions
The electrical plan includes lighting, receptacles, appliance circuits, smoke and carbon-monoxide protection, HVAC circuits, bath ventilation, exterior equipment, and any separate metering or panel arrangement required by the project design.
A licensed electrician evaluates the existing service and calculated load. Adding living space does not automatically require a service upgrade, but the project should be checked before equipment and finish decisions make electrical changes harder.
Coordination, permits, and inspections
The general contractor remains central to the overall schedule, structural work, insulation, drywall, finishes, and site coordination. Our teams provide the HVAC, plumbing, and electrical scopes and coordinate rough and finish stages with the GC and applicable inspections.
Permit and code requirements vary with the municipality and project. We define the trade scope clearly so the homeowner and GC know which party is responsible for each step.

Can the existing HVAC system serve an addition?
Possibly, but it should be evaluated for capacity, distribution, zoning, controls, and the characteristics of the new space before ducts or piping are extended.
Can an ADU use the main home's water heater?
That depends on the water heater type, capacity, piping distance, expected occupancy, simultaneous demand, and project design. A separate system may be more practical in some layouts.
Does an addition always require a 200-amp electrical service?
No. A licensed electrician evaluates the existing service and the calculated load added by the project.
